Hola opponionans. I’m starting to look for a place to rent, and have had little luck with popular sites refining per garage count. I’ve tried Zillow and a few others but there doesn’t seem to be built-in “parking” filtering criteria.

What has anyone used they found helpful?

Z51 for your time :D

I never found a really good tool for that. My area typically does not have great big garages. A lot of postings only have a number of vehicle parking places listed. If there are pictures with the listing it can help. So, if something seems close to meeting your needs, check it out.

Also, I opted to build out the garage after purchase. I didn't know all the property offset requriements. Now I'm not sure I can get the garage I want. So if you might go that route, pay attention to the space available, and the requirements you'll have to follow.

Your best bet is to contact a real estate agent/realtor. The MLS has an option for garage, and all you have to do is click yes. It takes all of 2 seconds to do.

The first time I bought I had an agent, the second time I used the sellers agent as I had found my current house on Zillow or something. I thought it had a place for 1,2,2+ car garages?

I had just searched only for garages and this house was attached. Only kidding, but that was my criteria, to not move into a smaller garage.

Get a realtor. There's a reason why they get paid for this stuff.

I don’t understand why this isn’t a filter option either.

I also don’t understand why you must buy a 5,000+ sq/ft house, to get a 3 car garage. I don’t need 5 bd rooms and a full basement. Why does no one build 2500 sq/ft houses with 3 car garages?

If you’re renting, Craigslist.

Buying, find a realtor.

Add “garage” in the keyword search of your filter or use Redfin. They specifically have a “has garage” toggle in their filters. Redfin just gets us better, I guess.

In Michigan, Gearhead Homes realty has a pretty big presence, and I know they’ve handled homes outside of the mitten too.

Seriously, garage bays and ceiling height should be normal filters! We had to tell our realtor to make sure and only find us houses with garage doors tall enough to park the truck. That would have been a major bummer after buying a house...

In Chicago and suburbs, it’s as you describe. In Rockford, you can get garages bigger than the house, fitting ALL of the toys. It’s wonderful.

When I was searching for a house I got fed up with Zillow and realized that Redfin is the best in every way, especially filtering options.

It includes a filter for “Has Garage” and “Number of Parking Spaces.”

What is your budget?

My wife wants to know why I’m looking for places to rent.

Thanks for the advice. I’m not entirely sure I’d like to build a garage for a house I’m renting, however if I was purchasing I’d certainly go that route.

I’ll try that out, though that seems more fitting for purchasing rather than renting.

If I was buying it would be easier since I could go through realtor, but I only really need to rent for now

Lol, I’m at around 1000 or below for a 2+ bedroom place in the KCMO area.

Right? There was a house I liked that has a picture of two garage doors, but one had been sealed off... -_-

I didn’t realize this was about renting. Apparently I didn’t read the first line very well. I wouldn’t build on a rental either

No, I deal with just as many rentals as I do commerical and residential purchases. Rentals are a money maker for agents. Some claim to be too good for rentals, until they start hurting for money. The best agents do a little bit of everything.

Thanks for that, I might just reach out to a realtor and see what they’re able to offer.

No problem man. Just tell the realtor exactly what you want. It makes it easier for everyone when they know. Also some larger apartment complexes will only be accessible to the people who work there, so you may have to look online too. My brother’s place has a garage and parking spot with no extra fees, but I have to pay per car. Ask if parking is included, and if a personal garage is available.
